What is a Wheel Keeper?
A Wheel Keeper is a country club for your cars.

How does ownership work?
Ownership works just like any other purchase of Real Estate – you receive a deed for the property and the owner has the flexibility to customize their garage as they see fit. The garage units will range in size and are expandable with the addition of a custom mezzanine. Adjacent units can also be combined to create even larger spaces depending on your needs. Do you have different size units available?
Yes. There is a large selection of sizes to choose from, ranging from 924 sq. ft. to 3000 sq. ft. with some units featuring a bonus drive thru from one end to the other. In fact, you can expand your unit by purchasing an adjacent unit and combining them.

Can I customize my unit?
Yes. Regardless of whether you choose any of the quality upgrades offered during construction, or decide to wait until you take ownership, the interior of your unit is fully customizable. Some of the popular customizations include mezzanines, restrooms, flooring, car lifts, filing systems, cabinets, wet bars, large ceiling fans from BigAssFans.com, or anything else you like.

When can I access my unit?
Because you own your unit, you have access to the fully gated secure site that is monitored through a security camera system at all times. Owners can access their unit 24 hours a day, 7 days a week, 365 days per year.

Can I hang out and relax in my garage condo?
Yes. Owners have the exclusive benefit of enjoying their private garage condo w/ secure gated/controlled 24/7/365 access; unfortunately, it can’t be your primary residence or stay overnight.

Can I have a workshop or an office in my unit?
Yes. This is your space and you have the flexibility to create the office/workspace or workshop you have always dreamt of. The only exception is that no exterior changes are permitted, including no signage, and customers can’t visit you to conduct commerce.

I currently store locally with a rented facility, why should I change?
Because you’re tired of renting space and throwing away money. Instead, you want to benefit from being an owner of a commercial property with potential tax benefits, which has proven to have historical appreciation and equity. Lastly, you won’t have to worry about any surprise rent increases or rental renewal hassles.

Who pays the utilities?
Each garage condo is individually metered for electricity as well as a separate water/sewer connection. Each unit owner will be responsible for establishing an account for electricity with JEA and will be responsible for electricity use billed. In addition, water/sewer is based on unit consumption and will be managed by a third party.

Who pays the taxes?
Since you are an owner of the unit you are responsible for taxes due to the City of Jacksonville.

What are the benefits of owning a Garage Condo?
The ability to have a large, comfortable, secure, conveniently located space that will store all of your prize possessions including but not limited to car collections, high end motor coaches, boats/trailer, water toys, furniture, seasonal decorations, warehouse inventory needs, business tools, you name it – everything all in one place. Is financing available for a Garage Condo?
YES! Why rent when you can own, Wheel Keeper Ultimate Garage Condos can refer you to lending sources that are available to discuss a mortgage for your Garage Condo purchase, or you may provide your own financing resources. Your mortgage payment will depend on the purchase price of the unit and the rates and terms you’re able to obtain from the lending source. And, rest assured, like any other real estate, these condos have the ability to appreciate. Owners can rent out their Garage Condos and collect rent on them while also being able to write off the property as a depreciable asset. At the end of the day, when you look at the advantage of owning an Ultimate Garage Condo at Wheel Keeper vs renting a space somewhere else, the advantages greatly outweigh the disadvantages.

What does the Condo Association do?
The condo association operates as a not-for-profit organization with officers and voting members regulated by State of Florida-mandated laws. The community is overseen by a property management company, and for each garage unit you own you get one vote when decisions are to be made. The association also provides a master insurance policy for the exterior of units and liability coverage, common areas upkeep and utility expenses, landscaping, ensuring that unit owners are not responsible for exterior maintenance.

How much are the condo dues?
As of March 2019, the developer is projecting dues between $1.00 to $1.25, per square foot, due from the unit owner each calendar year. The developer feels that the dues at Wheel Keeper Ultimate Garage Condos should be less than local competitors due to stringent due diligence taken during the planning and construction.
